European Alternatives to SiteMinder
Looking for a European alternative to SiteMinder? SiteMinder started in a Sydney apartment in 2006, listed on the Australian Securities Exchange, and shows no price on its pricing page, only a talk-to-us button on each plan, which makes budgeting a guess until a sales call.
The European channel managers below publish per-unit or per-room prices in euros or quote from EU, UK and Irish entities, and several bundle a PMS or booking engine so one supplier covers distribution and reception.
How we rank these tools — 4-step process
-
1
European ownership, verified
The company is headquartered and incorporated in the EU, EEA, the UK, Switzerland or Israel, and processes customer data in Europe or Israel. A US parent company disqualifies a tool from this page regardless of where its servers are.
-
2
Category fit and hands-on review
What the tool actually does, who it suits, and where it falls short — checked against the vendor’s own documentation, changelog and pricing page rather than its marketing copy.
-
3
Compliance and pricing check
GDPR posture, hosting location and the prices quoted on this page are verified against the vendor’s public pricing before publication, and re-checked when we revisit the category.
-
4
Position on this page
Placement on this page can be paid, and that can affect which tools appear here and the order they appear in. It never buys a good review: a tool that fails the checks above is not here at any price, and payment does not change the shortcomings we write about. A vendor can ask us to correct a factual error — not to remove a criticism.
Vendors can pay for visibility on this page. It never changes what an entry says about a product, including the criticism, and we earn nothing when you click through to a vendor. Vendors can pay for more visibility, higher up on the review pages; it never affects which tools are listed. Editorial policy

Key takeaways
- SiteMinder describes a 2006 start in Sydney and an ASX listing, and its pricing page shows no amounts.
- Octorate publishes Basic from €8 per room per month, the only per-room price printed by the twelve European channel managers on this page.
- Beds24 charges €0.55 per month for its channel manager within a pay-as-you-go account from €15.50 per month.
- Vertical Booking states 450+ distribution channels, the highest connection count any European vendor here claims, and says so itself.
- Lighthouse is the only alternative on this page whose contract is under English law, which is outside the EU and EEA.
Why people leave SiteMinder
SiteMinder is a channel manager: software that keeps room availability and rates in step across booking portals so that a room sold on one site disappears from the others. According to the description on this page it began in a Sydney apartment in 2006 and is listed on the Australian Securities Exchange. A hotel in Lisbon or Vienna that signs with it is therefore dealing with an Australian-headquartered, publicly listed vendor, not a European one.
The most concrete complaint on record is about price. SiteMinder's pricing page shows plan names but no amounts, only a talk-to-us button under each plan. A property that wants to compare a channel manager with a booking engine and a PMS in a spreadsheet cannot put a number into the cell until a sales conversation has taken place, and the number it receives afterwards is a quote for that one property.
We could not read SiteMinder's privacy policy or terms during this review, because both pages refused a normal request, so this article makes no claim about its contracting entity, governing law or data location. Anyone who needs that answer for a data protection assessment should ask the vendor for the processing agreement and sub-processor list before comparing it with the twelve European tools below.
- No amounts on the pricing page SiteMinder's pricing page lists plans and asks you to talk to the vendor for each. Several European tools do the opposite: Octorate states Basic from €8 per room per month, Smoobu from €28 per month for one unit, Beds24 from €15.50 per month and Sirvoy has a €0 plan for one room. A published figure lets an owner budget before sending a single email.
- Headquarters outside the EU and the EEA Sydney is the stated headquarters, so a European hotel exports guest names, stay dates and sometimes card details to a vendor that is not under EU law by default. Each of the twelve alternatives names a contracting entity in Italy, Germany, France, Ireland, Spain, the Czech Republic or the United Kingdom, which keeps the processing agreement within a European legal system.
- A pure connector may be more than you need Many small properties never use most of a large distribution platform. Beds24 prices the channel manager itself at €0.55 per month inside a pay-as-you-go account, and Sirvoy adds channel sync only on its Pro plan. If the job is two or three portals and a calendar, a smaller European product can cover it without an enterprise sales process.
- One supplier for reception and distribution Previo, Amenitiz, Octorate and WuBook sell a PMS, booking engine or website beside the channel manager, so a hotel can buy reception software and distribution from one contract. That removes an integration between two vendors, though it also ties the two functions together when the hotel later wants to replace one of them.
What you have to replace, not just match
Replacing SiteMinder means replacing the live connections to your portals, not only the screen you log in to.
Every Booking.com, Expedia or Airbnb listing has to be mapped to rooms and rate plans in the new tool, and the mapping decides which price reaches which site. Count the channels you really sell through today and check each against the new vendor's list: Octorate states 160+ channels and partners, Amenitiz 150+ OTAs, D-EDGE 300+ channels and Vertical Booking 450+, all as vendor figures.
Then there is whatever sits on top of the channel manager. If your PMS pushes availability to SiteMinder, the new tool must have a connection to that PMS or you must change PMS at the same time.
If a booking engine on your own website reads the same inventory, it has to be repointed. Net Affinity states that it works with several PMS providers, WuBook runs partner links through its WooDoo programme, and Lighthouse lists 400+ integrations, but none of those numbers tells you whether your specific PMS is among them. Ask for it by name.
Finally, check what you would lose on the revenue side. Rate rules, per-channel markups and any promotions built up over years live inside the old account. Some European tools offer comparable features, for example WuBook's rate derivation or D-EDGE's channel pools, but the rules are not exportable as a file from one product to the next, so plan a few weeks of rebuilding and spot checks.
The alternatives compared
| Position | Tool | Headquarters | Pricing | Jurisdiction |
|---|---|---|---|---|
| #1 | Octorate | Rome, Italy | Entry tier Basic costs €8 monthly per room; sales quotes Pro and Ultimate by module, room and unit count, channels and support level | EU (Italy) |
| #2 | WuBook | Fano (PU), Italy | Quoted per property; the pricing page shows no amounts | EU (Italy) |
| #3 | RoomCloud | Milan, Italy | No prices appear in the checked pages; the vendor invites you to try it free | EU (Italy) |
| #4 | Beds24 | Berlin, Germany | Accounts begin at €15.50 a month on a pay-as-you-go basis, without contract, minimum term or set-up charge; the channel manager adds €0.55 monthly, each text message €0.10 and every further user log-in €2.00 monthly | EU (Germany) |
| #5 | Smoobu | Berlin, Germany | Unit one starts at €28 monthly and every unit after it at €9.60; an additional user who can edit costs from €12; paying yearly takes off 10% and paying for two years 20% | EU (Germany) |
| #6 | Vertical Booking | Lodi (LO), Italy | No amounts on the site; quote on request | EU (Italy) |
| #7 | D-EDGE | Paris, France | Not published; sales contact needed | EU (France) |

| #9 | Previo | Prague, Czech Republic | A Czech-language list in koruna covers the PRO and LITE editions; we quote no amounts | EU (Czech Republic) |
| #10 | Amenitiz | Barcelona, Spain | Subscriptions run monthly or yearly, with no amounts in the text read; card payments through AmenitizPay cost 1.5% and €0.25 each | EU (Spain) |
| #11 | Lighthouse | London, United Kingdom | Quoted by sales; no amounts published | United Kingdom (adequacy decision, outside the EEA) |
| #12 | Net Affinity | Dublin, Ireland | Not published; a demo is booked first | EU (Ireland) |
How each alternative compares to SiteMinder
Octorate
Rome channel manager with a printed per-room entry price, set against a quote-only incumbent
Best for: Small and mid-size hotels that want to see a per-room price and start with distribution only
Octorate, from Octorate S.R.L. in Rome, is built the other way round from SiteMinder's sales approach: Basic starts at €8 per room per month and already contains the channel manager, the booking engine and activation support. The vendor states connections to over 160 OTA channels and partners and a 14-day free trial, so a property can test the mapping before it commits.
The cloud PMS only arrives with the Pro tier, which is priced on request together with Ultimate. Against SiteMinder that means the cheap entry point is distribution, and a hotel that wants reception tools must either upgrade to a quoted plan or keep its existing PMS. The vendor also states use in more than 100 countries and 500,000 bookings a month; we have not verified either figure.
What Octorate does better than SiteMinder
- A published starting price per room instead of a talk-to-us button
- A 14-day free trial before any contract
- An Italian entity named in the terms, under EU law
- Booking engine included in the entry tier
Where Octorate is a step down from SiteMinder
- PMS Cloud sits in a quoted tier, not in Basic
- Hosting region is not stated on the pages read
- Stated channel count is lower than the 300+ and 450+ claimed by D-EDGE and Vertical Booking
Standout against SiteMinder. Octorate is the only alternative here that prints a per-room price on the page and includes a booking engine at that price.
Best for: Owners who list the same apartments under several OTA accounts and want one calendar over all of them
WuBook, a Fano company named WuBook Srl in its privacy policy, offers the closest match to a classic connector: more than 100 OTAs and three metasearch sites, with rates derived from a base price by percentage or fixed amount and separate restrictions per portal. Next to SiteMinder's quote-only plans, WuBook is also quote-only, so price is not the reason to move.
The reason is structure. The multi-property calendar combines listings from different OTA accounts in one grid, which suits an owner with separate Booking.com and Airbnb logins. Zak PMS, a booking engine, a website creator and a restaurant app are optional, and partner PMS products connect through the WooDoo programme. The site is Italian first, which is a hurdle for non-Italian staff.
What WuBook does better than SiteMinder
- Rate derivation with different restrictions on each portal
- A calendar that spans several OTA accounts
- Standalone or suite purchase, depending on the property
- A named Italian Srl with register and VAT numbers
Where WuBook is a step down from SiteMinder
- No published price, the same problem as the incumbent
- Hosting region not stated on the pages read
- Italian is the default site language
Standout against SiteMinder. WuBook is the one alternative here with a multi-property calendar that merges listings held in different OTA accounts.
RoomCloud
Milan distribution specialist with a 2008 channel-manager lineage and optional PMS, CRS and revenue modules
Best for: Properties that put distribution first and want PMS, CRS and revenue tools available from the same Italian vendor
RoomCloud's About page says the product was created by Tecnes Milano Srl, a Milan software company that launched Parity Rate in 2008 and introduced the RoomCloud name in 2015. Its menu lists a channel manager, booking engine, metasearch, OTA, B2B and GDS channels, a PMS, a CRS, a revenue manager and payments, which is a similar span to SiteMinder's.
A free trial is offered, but prices did not appear in the page text we read, so a cost comparison with SiteMinder is not possible from public pages. The PMS is a module next to a distribution core, and the privacy policy names a Data Protection Officer at Tecnes Milano Srl, which gives a European contact for a data request.
What RoomCloud does better than SiteMinder
- A free trial, which the incumbent's pricing page does not mention
- A named European provider and DPO in the privacy policy
- B2B and GDS channels listed in the same menu
- A product history stated back to 2008
Where RoomCloud is a step down from SiteMinder
- Prices not visible in the pages read, like the incumbent
- The PMS is a module rather than the core product
Standout against SiteMinder. RoomCloud is the only alternative here that lists B2B channels, GDS, CRS and a revenue manager beside the channel manager and traces its origin to 2008.
Best for: Hosts of hotels or rentals who want to pay only for the modules they switch on, with no contract
Beds24, run by Beds24 GmbH in Berlin, has no contract, no minimum term and no set-up fee. Accounts start at €15.50 per month, and the channel manager is €0.55 per month on top, with SMS at €0.10 per message and an extra user log-in at €2.00. Against a plan whose price you cannot see on SiteMinder's page, each line here can be added up beforehand.
The vendor states partner status with Airbnb, Vrbo, Booking.com and Expedia, plus connectivity with Marriott and Google Hotel Ads. The drawbacks are practical: the address is c/o a co-working space and no register number was found on the pages read, and the many small fees need a tally before you compare them with a flat plan.
What Beds24 does better than SiteMinder
- A priced, itemised model with no contract and no minimum term
- Channel manager at €0.55 per month
- Use for hotels and for holiday rentals in one account
- German GmbH named as controller
Where Beds24 is a step down from SiteMinder
- No register number found, address is c/o a co-working space
- Fees for SMS and extra users add up
- Hosting region not stated on the pages read
Standout against SiteMinder. Beds24 is the only alternative here that sells the channel manager as a separate €0.55 monthly item with no contract.
Best for: Owners of holiday apartments and small rental portfolios who want a flat per-unit euro price
Smoobu GmbH in Berlin sells a channel manager and property management tool built around the rental unit. The first unit costs from €28 per month, each additional unit from €9.60, and extra write-access accounts from €12. Billing is in EUR, with 10% off yearly and 20% off two-year payment. Every core feature is part of every plan, so there is no tier to decode.
That structure suits an owner with five apartments better than a 60-room hotel, since per-unit cost grows with property count and the product has no housekeeping or restaurant operations. Against SiteMinder the gain is clarity of price and an imprint with register and VAT numbers; the loss is depth for full-service hotels. A booking website builder is included.
What Smoobu does better than SiteMinder
- Published per-unit pricing in euros
- All core features in each plan
- Discounts for yearly and two-year billing
- Register and VAT numbers in the imprint
Where Smoobu is a step down from SiteMinder
- Aimed at rentals more than at full-service hotels
- Extra user accounts are charged separately
- Per-unit cost grows with the number of units
Standout against SiteMinder. Smoobu is the only alternative here that bills strictly per rental unit and publishes the euro price for the first and each further unit.
Vertical Booking
Lodi CRS and channel manager under Zucchetti, with the largest stated channel count among the alternatives
Best for: Hotel groups and larger independents selling through the GDS and a long list of portals
Vertical Booking is operated by Zucchetti Hospitality S.r.l. in Lodi and, according to its own pages, has supported hotels since 2006 and belonged to the Zucchetti Group since 2017. The channel manager page claims over 450 distribution channels and a place in the worldwide top ten for connection number and quality. Both are vendor statements. The company also counts 8,200+ properties.
In use, per-channel notification monitoring shows which portal received a rate change and which did not, and availability and rates can differ by channel. The channel manager is one module of a CRS with a booking engine, GDS access, CRO and metasearch. No price is published, so it shares SiteMinder's quote-only model, and a small property will find the package heavy.
What Vertical Booking does better than SiteMinder
- Notification monitoring per channel, which shortens fault tracing
- A named Italian entity with share capital and VAT details
- A stated 450+ channel reach, from a European vendor
- Group ownership by an Italian software company since 2017
Where Vertical Booking is a step down from SiteMinder
- No published price
- Scope suits chains more than small properties
- Some site pages returned not-found errors when read
Standout against SiteMinder. Vertical Booking is the one alternative that states 450+ channels and pairs them with GDS access in a single Italian CRS.
Best for: Hotel groups wanting a French vendor with CRS, booking engine and marketing services around the channel manager
D-EDGE SAS in Paris appears in the Paris trade register under RCS 431 513 852 with a capital of €41,086,597.58, per its privacy policy. The product page links one extranet to more than 300 distribution sites and says its channel manager has 20,000+ users. The about page gives 17,000 customers. These are vendor numbers, and the self-ranking as the most connected tool on the market is a vendor claim only.
Availability sits in a Central Inventory, so a booking on any site cuts stock everywhere and also reaches connected PMS products. Channel pools group portals by commission or performance for bulk rate edits, and guarantee cards on OTA bookings are checked for validity. D-EDGE publishes no price, and the channel manager is sold inside a larger range.
What D-EDGE does better than SiteMinder
- Channel pools for editing prices across a group of portals
- Automatic checks of cards held as guarantees
- Central Inventory that also updates connected PMS products
- A French register number and capital stated in the legal notice
Where D-EDGE is a step down from SiteMinder
- No published price
- The channel manager is bundled into a wider range
- Hosting region not stated on the pages read
Standout against SiteMinder. D-EDGE is the one alternative here that checks the payment cards behind OTA bookings and group-edits rates by channel pool.
Sirvoy
Dublin booking system with a free one-room plan and channel sync reserved for Pro
Best for: Small hotels, B&Bs and hostels that want to try a booking system at €0 before paying
Sirvoy Ltd, registered in Dublin with a named Data Protection Officer, lets a one-room property run a website, booking engine and online payments on a €0 plan. Starter adds invoicing and accounting tools, and the Pro plan adds a channel manager for Booking.com, Airbnb and other channels. At the default room count the page shows Starter from €12 and Pro from €44 per month.
For a small property that is a priced alternative to a quote-only incumbent, and a 14-day trial applies to paid plans. The limit is that channel sync exists only on Pro, SMS costs €0.06 per message on Pro and €0.10 on Starter, and the free plan covers just one room. Hosting region is not stated on the pages read.
What Sirvoy does better than SiteMinder
- A free plan for one room with booking engine and payments
- Published prices that scale with room count
- A 14-day trial on paid plans
- An Irish entity with a named DPO
Where Sirvoy is a step down from SiteMinder
- Channel manager only on the Pro plan
- SMS charged per message
- Built for small properties, not groups
Standout against SiteMinder. Sirvoy is the only alternative here with a permanently free plan, though it covers one room and excludes the channel manager.
Previo
Prague hotel suite where the channel manager is one of many reception modules
Best for: Hotels in Czech and Central European markets that prefer one local suite for front desk and distribution
Previo, from PREVIO s.r.o. in Prague, lists a reception system, reservation system, channel manager, payment gateway and terminal, websites, a virtual receptionist, a mobile app, housekeeping, ScanID and hotel automation. A hotel that today pairs SiteMinder with a separate PMS could replace both with one Czech contract, which removes the integration between them.
The company details page gives IČ 259 75 234 at the Prague Municipal Court, and a free trial is offered. A price list with PRO and LITE versions exists in Czech koruna, but the page is in Czech and we do not quote amounts. The English site is shorter than the Czech one, so the product is strongest where Czech support and documentation are an advantage.
What Previo does better than SiteMinder
- Reception system and channel manager from one vendor
- A published price list, even if in Czech koruna
- Housekeeping and ScanID modules on the same account
- A Czech court file number in the company details
Where Previo is a step down from SiteMinder
- Price list is in Czech and CZK
- English documentation is thinner than the Czech site
- A suite is more than a hotel needs if it only wants distribution
Standout against SiteMinder. Previo is the one alternative here that folds housekeeping, ScanID check-in and a payment terminal into the same account as the channel manager.
Amenitiz
Barcelona bundle of PMS, channel manager, payments and website for 150+ OTAs
Best for: Boutique hotels and B&Bs that want property system, payments and website under one Spanish contract
Amenitiz Solutions, S.L., with its registered office at Rambla de Catalunya 2 in Barcelona, sells a bundle: PMS, booking engine, channel manager for 150+ OTAs, AmenitizPay, PriceAdvisor for dynamic pricing and a website builder. The vendor says more than 15,000 hoteliers use it, a number we have not verified. Plans can be paid monthly or annually.
Amounts for the subscription were not in the page text, so no cost comparison with SiteMinder is possible from public pages. The payment fee is open: AmenitizPay charges 1.5% plus €0.25 per transaction. The terms mention a 15-day notice period for certain AmenitizPay services, and a bundle makes later separation of PMS and distribution harder.
What Amenitiz does better than SiteMinder
- Payments, pricing advice and website in the same product
- A published payment fee of 1.5% plus €0.25
- A Spanish entity named in terms and privacy policy
- Monthly or annual payment options
Where Amenitiz is a step down from SiteMinder
- Subscription amounts not in the page text
- Bundle can tie several functions to one supplier
- Notice periods apply to some services
Standout against SiteMinder. Amenitiz is the one alternative here that publishes its card-payment fee and bundles it with PMS and channel manager.
Lighthouse
London pricing-data platform that absorbed Cubilis and sells channel management with recommendations
Best for: Independent hotels, including former Cubilis users, that want rate advice next to distribution
Lighthouse Intelligence Ltd in London began as a market-intelligence company, and the channel page shows it: 200+ channels with synchronised availability, plus rate, availability, length-of-stay and promotion recommendations and an autopilot mode that applies changes. The Cubilis site now states that Cubilis is part of Lighthouse, and existing customers keep what they use.
The contract is governed by the laws of England and Wales with London courts as venue, so it is a UK arrangement, accepted on this site but outside the EU and EEA. Pricing is on request, like SiteMinder's. The company describes itself in superlatives on its own pages, which a buyer should treat as marketing. Hosting region is not stated on the pages read.
What Lighthouse does better than SiteMinder
- Price and promotion recommendations on the same screen as channel settings
- An autopilot option for pricing and availability
- A UK company number and address in the privacy policy
- A carry-over path for existing Cubilis customers
Where Lighthouse is a step down from SiteMinder
- No published pricing
- The contract is English law, not EU law
- The company sells much more than channel management
Standout against SiteMinder. Lighthouse is the one alternative here that puts competitor-rate recommendations and an autopilot on the channel manager screen.
Net Affinity
Dublin hotel marketing agency whose channel manager is PMS-independent and names the GDS networks
Best for: Hotels that keep their PMS and also buy web design, booking engine or marketing from an Irish agency
Net Affinity Limited in Dublin, registration 323392, dates itself to 2000 and sells channel management beside a booking engine, gift vouchers, metasearch, payments and web design. The channel page promises a link between your PMS and hundreds of OTAs and the GDS networks Amadeus, Sabre and Galileo, with real-time sync of availability, rates and restrictions. No exact channel count is stated.
The page says the manager works with a range of PMS providers, and a 30-minute video call reviews your set-up before any contract. Weak points are visible: the channel page still mentions Smarthotel in two sentences, which looks like copy from another product name, no price is given, and the privacy statement is dated May 2018. Channel management is secondary to the agency work.
What Net Affinity does better than SiteMinder
- Named GDS networks on the channel page
- A free distribution review call before a contract
- An Irish entity with registration number and address
- One agency for booking engine, vouchers and marketing
Where Net Affinity is a step down from SiteMinder
- No channel count and no price
- A privacy statement from May 2018
- Channel management is a side product of an agency
Standout against SiteMinder. Net Affinity is the one alternative here run by a marketing agency, which offers a free review call on your current distribution before you sign.
What actually breaks when you switch
The first break is the channel mapping. Each portal identifies your rooms with its own codes, and the new tool must be told which code means which room and rate plan. A wrong mapping does not show an error; it shows a rate on the wrong room.
Export the current mapping from SiteMinder as a list, rebuild it in the new tool, and compare three dates per room on each portal before you disconnect the old connection. Expect the portals themselves to ask for confirmation when a new connectivity partner takes over a property.
The second break is contractual. Check notice periods and renewal dates in your SiteMinder agreement before you set a switch date, since the pricing page gives no terms we could read.
On the European side, Octorate and Smoobu show prices and trials, Beds24 has no contract at all, and the quote-only vendors (WuBook, Vertical Booking, D-EDGE, Lighthouse, Net Affinity) should state minimum term and cancellation in the offer. Staff retraining is the cost nobody prices: allow a week for reservation staff to learn the new calendar and restriction screens.
Will my existing PMS keep working if I leave SiteMinder?
Only if the new channel manager has a connection to your PMS. The connection is a separate integration for each pair of products, so a PMS that talks to SiteMinder may have no link to Previo or Octorate. Net Affinity presents itself as PMS-independent and WuBook lets technology partners connect through WooDoo, but both statements are about the model, not about a particular PMS.
Write down the PMS name and version, then ask each shortlisted vendor to confirm in writing that the integration exists and whether it is two-way, meaning bookings flow in and availability flows back. If it is missing, the alternative is an all-in-one such as Previo or Amenitiz, where the PMS and the channel manager come from one supplier and no integration is needed.
Can I run SiteMinder and a European tool side by side during the switch?
Not on the same listing at the same time. A portal connection normally belongs to one channel manager, so the move happens channel by channel, usually on a quiet date. Two tools writing availability to one listing would each overwrite the other and invite double bookings, which is the thing a channel manager exists to prevent.
A safer pattern is to pick one low-volume channel, move it, watch it for a week, and only then move the larger ones. Most vendors on this page, including Octorate with a 14-day trial and RoomCloud with a free trial, let you configure a property before going live, so you can map rooms and rates in advance and flip the connection on the day.
Which one to pick
For a small property or a rental portfolio, start with the tools that publish prices: Octorate for a per-room fee with a booking engine included, Smoobu for per-unit euro pricing, Beds24 for a pay-as-you-go account without a contract, and Sirvoy if a free one-room start matters. All four let you see the cost before sending an email, which is the main contrast with SiteMinder's pricing page.
For a hotel that sells through the GDS or many portals, ask Vertical Booking, D-EDGE and WuBook for quotes and compare stated channel counts against your own list of portals. If you want reception and distribution from one vendor, look at Previo, Amenitiz or RoomCloud.
Pick Lighthouse if rate recommendations matter more than price transparency, and Net Affinity only if you also want an Irish agency for the booking engine and marketing. Where SiteMinder's own scale and listing matter to you, we could not verify more than its Sydney origin, so test any claim in a demo.
Frequently Asked Questions
It depends on the criterion. For a published per-room price, Octorate starts at €8 per room per month. For a Berlin-based pay-as-you-go account, Beds24 or Smoobu. For the largest stated channel count, Vertical Booking says 450+ and D-EDGE 300+. For a hotel that also wants a PMS from the same vendor, Previo, Amenitiz and WuBook are the closest fits.
Octorate (Basic from €8 per room per month), Smoobu (from €28 per month for one unit), Beds24 (from €15.50 per month) and Sirvoy (a €0 plan for one room, paid tiers by room count) show amounts. Previo has a price list in Czech koruna. WuBook, Vertical Booking, D-EDGE, Lighthouse and Net Affinity quote on request, and Amenitiz and RoomCloud did not show subscription amounts in the pages read.
We do not know. Its privacy and terms pages could not be read during this review, so we make no statement about its data location or sub-processors. The company is described as headquartered in Sydney. If this matters for your assessment, request the data processing agreement and the list of hosting regions from the vendor before you sign or renew.
The vendors say so, with different depth. Beds24 states partner status with Airbnb, Vrbo, Booking.com and Expedia, Sirvoy names Booking.com and Airbnb on its Pro plan, and Vertical Booking mentions an advanced Booking.com connection with reconciliations, promotions and reviews. Check the connection type for each portal you use, since a full two-way link and a one-way push are not the same.
Both exist. Sirvoy, Smoobu and Beds24 start at a few euros or tens of euros per month and are aimed at small properties and rentals. Vertical Booking and D-EDGE sell a central reservation system and a wider hotel technology range, so a ten-room guesthouse will find them larger than its needs and will have to ask for a quote.
