European Hotel Channel Manager Tools

A channel manager keeps rates and availability identical across Booking.com, Expedia, Airbnb and a dozen smaller portals, so one booking closes the room everywhere. It holds your inventory, rate plans and sometimes guest data. These European vendors sell that function from EU, UK or Irish entities, with published prices at the small end and quoted contracts for larger properties.

How we rank these tools — 4-step process
  1. 1
    European ownership, verified

The company is headquartered and incorporated in the EU, EEA, the UK, Switzerland or Israel, and processes customer data in Europe or Israel. A US parent company disqualifies a tool from this page regardless of where its servers are.

  2. 2
    Category fit and hands-on review

What the tool actually does, who it suits, and where it falls short — checked against the vendor’s own documentation, changelog and pricing page rather than its marketing copy.

  3. 3
    Compliance and pricing check

GDPR posture, hosting location and the prices quoted on this page are verified against the vendor’s public pricing before publication, and re-checked when we revisit the category.

  4. 4
    Position on this page

Placement on this page can be paid, and that can affect the order tools appear in. It never buys a listing: a tool that fails the checks above is not here at any price, and payment does not change the shortcomings we write about. A vendor can ask us to correct a factual error — not to remove a criticism.

Vendors can pay for visibility on this page. It never changes what an entry says about a product, including the criticism, and we earn nothing when you click through to a vendor. Vendors can pay for more visibility, higher up on the review pages; it never affects whether a tool is listed. Editorial policy

Key takeaways

  • Octorate (Rome) is the only channel manager in this list with a per-room entry price on its page, Basic from €8 per room per month.
  • Beds24 (Berlin) sells its channel manager as a separate €0.55 monthly line inside a pay-as-you-go account from €15.50 per month.
  • Vertical Booking (Lodi) states 450+ distribution channels and D-EDGE (Paris) states 300+, both as vendor figures.
  • Sirvoy (Dublin) gives a one-room property a free plan, and unlocks its channel manager only on the Pro plan.
  • Lighthouse (London) is the single entry here under English law, which the EU treats through an adequacy decision rather than EU membership.

A European hotel channel manager is software, sold by a company established in the EU, the UK or another European country, that pushes room availability and rates from one calendar to booking portals such as Booking.com and Expedia and pulls reservations back, so that the contract, the guest data and the supervisory authority sit under European law.

#1 Octorate

Rome, Italy Entry tier Basic costs €8 monthly per room; sales quotes Pro and Ultimate by module, room and unit count, channels and support level Two-week free trial

Best for: Properties that begin with distribution and may add reception software later

  • Operating company. Octorate S.R.L. (fiscal code and VAT 13493861002)
  • Jurisdiction. EU (Italy)
  • Where the data sits. Italy (seat at Via Filippo Caruso 23, Rome); the pages read give no hosting region
  • Source code. Closed source
  • Replaces. Cloudbeds, SiteMinder

Octorate grew out of channel management. Today the product also covers a booking engine, a cloud PMS, metasearch, guest messaging and a staff app. According to the vendor, customers sit in over 100 countries, the platform handles more than 500,000 bookings monthly and the connection list passes 160 OTA channels and partners. We did not audit any of those counts.

The terms identify Octorate S.R.L. of Rome (Via Filippo Caruso 23, fiscal code and VAT 13493861002) as the contracting party, and the privacy policy repeats that address.

The entry tier, Basic, is €8 per room each month with the channel manager, the booking engine and activation help inside it. Reception features sit one level higher: Pro adds PMS Cloud, a web concierge and metasearch, and sales quotes both Pro and Ultimate. Two weeks of trial let a property test its channel mapping before paying.

What Octorate does well

  • Channel manager plus booking engine in the €8 per room tier
  • Vendor-stated reach of 160+ OTA channels and partners
  • Two-week trial before any commitment
  • Terms name a Rome company with a VAT number
  • Staff app for handling reservations on a phone

Where Octorate falls short

  • PMS Cloud is held back for the quoted Pro tier
  • Its distribution roots show in the reception features
  • No hosting region in the pages read
  • Upper tiers are priced from a configuration

Standout feature. Octorate prints a per-room entry price, €8 a month, for a package that already includes the booking engine.

#2 WuBook

Fano (PU), Italy Quoted per property; the pricing page shows no amounts Demo on request

Best for: Independent hotels, B&Bs and holiday homes, mainly in Southern Europe, that want distribution and PMS from one Italian supplier

  • Operating company. WuBook Srl
  • Jurisdiction. EU (Italy)
  • Where the data sits. No hosting region in the pages read
  • Source code. Closed source
  • Replaces. SiteMinder, Cloudbeds

WuBook runs a hotel channel manager from Fano that connects 100+ OTAs and three metasearch sites, and it can be bought alone or inside the Zak suite. The channel page states more than 50,000 OTA IDs and over 60 million bookings handled, which are vendor numbers. Rates can be derived from a base price by percentage or fixed amount.

The privacy policy names WuBook Srl, via dell'abbazia 7/1, 61032 Fano (PU), share capital €10,200 and VAT number 02340220413, as controller. No founding year or hosting region appeared on the pages read. The pricing page says the cost depends on property type, country, unit count and local rules and refers you to sales. Zak PMS, a booking engine, a website creator and a restaurant app are optional, and the WooDoo programme lets partner products connect.

What WuBook does well

  • Srl with register and VAT numbers in the privacy policy
  • Three metasearch sites next to 100+ OTAs
  • Restrictions can differ for each portal
  • One calendar over listings from different OTA accounts
  • Usable without the Zak PMS

Where WuBook falls short

  • Quotes only, no amounts on the pricing page
  • Hosting region absent from the pages read
  • Site defaults to Italian
  • Third-party PMS links go through WooDoo

Standout feature. WuBook shows one calendar across apartments held in several separate OTA accounts, which no other tool here describes.

#3 RoomCloud

Milan, Italy No prices appear in the checked pages; the vendor invites you to try it free Free trial

Best for: Properties that put distribution first and want PMS and revenue modules available later

  • Operating company. Tecnes Milano s.r.l.
  • Jurisdiction. EU (Italy)
  • Where the data sits. Italy (provider company, with a Data Protection Officer at Tecnes Milano Srl named in its privacy policy); no hosting region in the pages read
  • Source code. Closed source
  • Replaces. SiteMinder, Cloudbeds

RoomCloud describes itself as a technology solution for managing online bookings at hotels, B&Bs and apartments. Its navigation lists the channel manager alongside metasearch, OTA, B2B and GDS channels, a CRS, a revenue manager, payments and a PMS, so the range goes past plain connectivity.

According to the About page, Tecnes Milano Srl, a software house in Milan, released Parity Rate in 2008, which the page counts among the first Italian channel managers, and adopted the RoomCloud name in 2015. The privacy policy lists the same company as provider and places a Data Protection Officer there. Visitors can try the product free, yet no price shows in the text we read, so we quote none. Treat the PMS as an add-on to a distribution core.

What RoomCloud does well

  • B2B and GDS channels sit in the same menu as OTAs
  • A Milan provider with a named DPO
  • Free trial for testing the configuration
  • History stated back to 2008
  • CRS and revenue-manager modules on offer

Where RoomCloud falls short

  • Prices missing from the checked pages
  • PMS is a module, not the centre of the product
  • No company registration number seen
  • No hosting region given

Standout feature. RoomCloud is the only entry that dates its channel-manager lineage to 2008 and lists B2B channels and a revenue manager in the same menu.

#4 Beds24

Berlin, Germany Accounts begin at €15.50 a month on a pay-as-you-go basis, without contract, minimum term or set-up charge; the channel manager adds €0.55 monthly, each text message €0.10 and every further user log-in €2.00 monthly Open sign-up without a contract; demo on request

Best for: Hosts of hotels or rentals who want to pay per module with no contract

  • Operating company. Beds24 GmbH
  • Jurisdiction. EU (Germany)
  • Where the data sits. Germany (the privacy policy names a Berlin co-working address as controller seat); no hosting region in the pages read
  • Source code. Closed source
  • Replaces. Guesty, Cloudbeds

Beds24 calls itself an all-in-one tool for vacation rentals, hotels and channel management. Bookings, listings, calendars, payments and guest messages live in one account. The vendor claims partner status with Airbnb, Vrbo, Booking.com and Expedia, plus links to Marriott and Google Hotel Ads.

The privacy policy gives Beds24 GmbH of Berlin as controller, with Mario Bellinzona as managing director, but the address is a co-working space and we found no register number. Billing is pay as you go. An account begins at €15.50 monthly, with no contract, minimum term or set-up charge, and the channel manager adds €0.55 monthly. A text message costs €0.10 and each further user log-in €2.00 monthly. Those small lines need totalling before you compare with a flat plan.

What Beds24 does well

  • Entry price of €15.50 a month, no contract
  • Modules billed only when used
  • Partner status with large portals, per the vendor
  • Hotels and rentals handled in one account
  • German GmbH named as controller

Where Beds24 falls short

  • Co-working address and no register number found
  • Many small fees to total against a flat plan
  • No hosting region given

Standout feature. Beds24 bills the channel manager as its own €0.55 monthly item, with no contract tying it to a plan.

#5 Smoobu

Berlin, Germany Unit one starts at €28 monthly and every unit after it at €9.60; an additional user who can edit costs from €12; paying yearly takes off 10% and paying for two years 20% Trial advertised on the site; demo on request

Best for: Holiday apartments and small rental portfolios priced per unit

  • Operating company. Smoobu GmbH
  • Jurisdiction. EU (Germany)
  • Where the data sits. No hosting region in the pages read
  • Source code. Closed source
  • Replaces. Guesty, Hostaway, Cloudbeds

Smoobu targets holiday rentals and small accommodations with a channel manager and property tools. Every core function comes in every plan, and extras such as a booking-website builder, statistics and team access complete the product. What changes your bill is the number of units.

The imprint lists Smoobu GmbH at Pappelallee 78/79, 10437 Berlin, Berlin-Charlottenburg register HRB 160562 B, VAT DE296217888. Unit one starts at €28 monthly and each unit after that at €9.60; an additional user who can edit costs from €12. Everything is billed in euros, and paying yearly takes off 10% while paying two years upfront takes off 20%. The design favours rentals over hotels that run housekeeping and restaurants, and the pages read name no hosting region.

What Smoobu does well

  • No feature tiers to decode
  • Euro price per unit on the public site
  • Imprint with register and VAT numbers
  • Lower rates for yearly and two-year payment
  • Website builder for direct bookings

Where Smoobu falls short

  • Rentals come first, full-service hotels second
  • Extra editors are billed on top
  • No hosting region given
  • Bill grows with every unit added

Standout feature. Smoobu bills strictly per rental unit and shows the euro amount for the first and for each further unit.

#6 Vertical Booking

Lodi (LO), Italy Founded 2006 No amounts on the site; quote on request Demo on request

Best for: Hotel chains and independents selling through the GDS and many portals that want a CRS around the channel manager

  • Operating company. Zucchetti Hospitality S.r.l. (Vertical Booking)
  • Jurisdiction. EU (Italy)
  • Where the data sits. No hosting region in the pages read
  • Source code. Closed source
  • Replaces. SiteMinder, RateGain

Vertical Booking says it has supported hotels since 2006 and has belonged to the Zucchetti Group since 2017. The channel manager page claims over 450 distribution channels and a top-ten worldwide place for number and quality of connections, and the company says it counts 8,200+ properties in more than 100 nations. All three are vendor statements.

The site footer names Zucchetti Hospitality S.r.l., Piazza Mino Zucchetti 1, 26900 Lodi, share capital €100,000. Each channel update creates a notification, and a monitoring screen shows which portal received it, so a failed rate push can be traced. Rates and availability can differ per channel, and the channel manager sits next to a booking engine, GDS access, CRO and metasearch. No price is published and some site pages returned not-found errors when read.

What Vertical Booking does well

  • Entity with share capital and registered office in the footer
  • Channel count of 450+ stated, the highest here
  • Monitoring screen for each channel update
  • Rate and availability rules per channel
  • Group ownership since 2017

Where Vertical Booking falls short

  • Pricing by quote only
  • The package is built for chains and large independents
  • Hosting region absent from the pages read
  • Some site pages returned errors

Standout feature. Vertical Booking is the only entry that pairs a 450+ channel claim with a monitoring screen for every channel notification.

#7 D-EDGE

Paris, France Not published; sales contact needed Demo on request

Best for: Hotel groups and independents in Europe and Asia that want channel management inside a CRS and marketing range

  • Operating company. D-EDGE SAS
  • Jurisdiction. EU (France)
  • Where the data sits. No hosting region in the pages read
  • Source code. Closed source
  • Replaces. SiteMinder, RateGain

D-EDGE sells a channel manager that the product page links to more than 300 distribution sites, including GDS and global or local OTAs, from one extranet. It states over 20,000 users of the manager, and the about page gives 17,000 customers and support teams in more than 150 countries. The product page also calls the tool the most connected on the market, which only the vendor says.

The privacy policy names D-EDGE SAS, 64-66 rue des Archives, 75003 Paris, RCS 431 513 852, capital €41,086,597.58. Availability lives in a Central Inventory, so one booking cuts stock on every site and informs connected PMS products. Channel pools group portals by commission or performance for bulk edits, and guarantee cards on OTA bookings are checked automatically. There is no published price, and the manager is one product in a larger range.

What D-EDGE does well

  • Register number and capital stated in the legal notice
  • 300+ channels from one extranet
  • Stock held centrally and pushed to PMS products
  • Bulk price edits per pool of channels
  • Automatic check of cards held as OTA guarantees

Where D-EDGE falls short

  • Prices only through sales
  • The range extends far beyond channel management
  • Hosting region not stated
  • Market-leading claims come from the vendor alone

Standout feature. D-EDGE is the only entry that validates the payment cards behind OTA bookings and lets you edit rates by channel pool.

#8 Sirvoy

Dublin, Ireland A one-room plan costs nothing; with the slider at its default, Starter reads €12 and Pro €44 per month, and both rise with the number of rooms; a year paid upfront saves a month Free tier, and a two-week trial on the paid tiers

Best for: Small hotels, B&Bs, hostels and glamping sites that want to start on a free plan

  • Operating company. Sirvoy Ltd (Irish private limited company)
  • Jurisdiction. EU (Ireland)
  • Where the data sits. Ireland (registered in Fairview, Dublin 3, with a named Data Protection Officer); no hosting region in the pages read
  • Source code. Closed source
  • Replaces. Cloudbeds, Little Hotelier

Sirvoy serves hotels, B&Bs, guesthouses, hostels, glamping sites and vacation rentals with one booking and property system. A property with a single room pays nothing and still gets a website, a booking engine and online payments. The Starter plan adds invoicing and light accounting, while the channel manager for Booking.com, Airbnb and other portals arrives on Pro.

The legal notice identifies Sirvoy Ltd, an Irish private limited company, with its office in Fairview, Dublin 3, and a named Data Protection Officer. With the slider at its default, the page reads €12 for Starter and €44 for Pro per month, rising with the room count; paying yearly saves a month. Text messages cost €0.06 on Pro and €0.10 on Starter. Paid tiers include a two-week trial.

What Sirvoy does well

  • One room runs free, with booking engine and payments
  • Channel manager included from Pro
  • Slider on the page shows the price by room count
  • Irish entity with a named DPO
  • Trial on paid tiers

Where Sirvoy falls short

  • The free plan stops at one room
  • No channel manager below Pro
  • Texts are billed individually
  • No hosting region given

Standout feature. Sirvoy is the only entry with a permanently free plan, although it covers one room and leaves out the channel manager.

#9 Previo

Prague, Czech Republic A Czech-language list in koruna covers the PRO and LITE editions; we quote no amounts Trial advertised on the site

Best for: Czech and Central European hotels that prefer a single local suite for front desk and distribution

  • Operating company. PREVIO s.r.o. (IČ 259 75 234)
  • Jurisdiction. EU (Czech Republic)
  • Where the data sits. Czech Republic (seat in Prague 9); no hosting region in the pages read
  • Source code. Closed source
  • Replaces. Oracle OPERA, Cloudbeds

Previo is a hotel software suite from Prague. The channel manager appears in a list that also holds a reception system, reservations, a payment gateway with terminal, websites, a virtual receptionist, a mobile app, housekeeping, ScanID and automation. Regional sales contacts are named on the site.

Company details give PREVIO s.r.o., IČ 259 75 234, filed at the Prague Municipal Court (section C, file 230379), with its seat in Prague 9. A koruna price list exists with PRO and LITE editions and add-ons per module, yet the page is in Czech and we state no amounts. The site advertises a trial. English pages are shorter than the Czech ones, and none of them names a hosting region.

What Previo does well

  • Front desk, channel manager and booking engine under one contract
  • Court file number and IČ given
  • Housekeeping, ScanID and mobile modules
  • Price list available on the Czech site
  • Named sales contacts by region

Where Previo falls short

  • Price list is Czech and in koruna
  • English material is thinner
  • No hosting region given
  • Strongest at home

Standout feature. Previo is the only entry that places housekeeping, ScanID check-in and a payment terminal in the same account as the channel manager.

#10 Amenitiz

Barcelona, Spain Subscriptions run monthly or yearly, with no amounts in the text read; card payments through AmenitizPay cost 1.5% and €0.25 each Demo on request

Best for: Boutique hotels and B&Bs that want PMS, payments and website from one Spanish supplier

  • Operating company. Amenitiz Solutions, S.L.
  • Jurisdiction. EU (Spain)
  • Where the data sits. Spain (seat in Barcelona, per terms and privacy policy); no hosting region in the pages read
  • Source code. Closed source
  • Replaces. Cloudbeds, Little Hotelier

Amenitiz packages a PMS, a booking engine, a channel manager for 150+ OTAs, AmenitizPay card payments, PriceAdvisor pricing, a website builder and a marketing tool. The vendor says over 15,000 hoteliers use the bundle; we have not checked that number.

Terms and privacy policy both give Amenitiz Solutions, S.L. in Barcelona (Rambla de Catalunya 2) as the provider. Plans can be paid monthly or yearly, but the text we read lists no subscription amounts, so we quote none. Card payments through AmenitizPay cost 1.5% and €0.25 each, and the terms mention a 15-day notice for some AmenitizPay services. Check those clauses before signing, because a bundle is harder to unpick later.

What Amenitiz does well

  • PMS, channel manager, payments and website on one contract
  • Barcelona company in terms and privacy policy
  • Monthly or yearly billing choice
  • Payment fee spelled out
  • Dynamic pricing tool in the bundle

Where Amenitiz falls short

  • Subscription amounts missing from the text read
  • One supplier for everything can mean lock-in
  • Notice periods on some services
  • No hosting region given

Standout feature. Amenitiz is the only entry that sells card payments, pricing advice, website and PMS together and states the payment fee.

#11 Lighthouse

London, United Kingdom Quoted by sales; no amounts published Demo on request

Best for: Independent hotels, including former Cubilis customers, that want competitor rate data beside the channel manager

  • Operating company. Lighthouse Intelligence Ltd
  • Jurisdiction. United Kingdom (adequacy decision, outside the EEA)
  • Where the data sits. No hosting region in the pages read
  • Source code. Closed source
  • Replaces. SiteMinder, Cubilis

Lighthouse Intelligence Ltd began as a market-intelligence company and sells channel management with that data attached. The channel page lists synchronised availability across 200+ channels, recommendations for rate, availability, length of stay and promotions, and an autopilot mode that applies the changes. The Cubilis site now says Cubilis is part of Lighthouse, and existing Cubilis customers keep what they use.

The terms define the provider as Lighthouse Intelligence Ltd and are governed by the laws of England and Wales with London courts. The privacy policy lists company number 8178250 at 15 Hanover Square, London. Related parts of the offer are a website builder, a booking engine, payments and 400+ integrations. Pricing is on request, the company uses superlatives about itself, and no hosting region appeared on the pages read.

What Lighthouse does well

  • Company number and address in the privacy policy
  • 200+ channels with synchronised availability
  • Rate, LOS and promotion advice on screen
  • Autopilot mode for changes
  • Cubilis customers are carried over

Where Lighthouse falls short

  • No published pricing
  • English-law contract, UK rather than EU
  • Product range wider than channel management
  • Hosting region not stated

Standout feature. Lighthouse is the only entry that shows competitor-rate recommendations and an autopilot on the channel manager screen.

#12 Net Affinity

Dublin, Ireland Founded 2000 Not published; a demo is booked first Demo on request

Best for: Hotels with a PMS that also want an Irish agency for distribution, booking engine and marketing

  • Operating company. Net Affinity Limited
  • Jurisdiction. EU (Ireland)
  • Where the data sits. No hosting region in the pages read
  • Source code. Closed source
  • Replaces. SiteMinder

Net Affinity offers channel management that links a hotel's PMS to hundreds of OTAs and to the GDS networks Amadeus, Sabre and Galileo, with real-time sync of availability, rates and restrictions. It stresses that the manager works with several PMS providers, so the reception software can stay as it is.

The privacy statement names Net Affinity Limited, registration 323392, Level 1, The Chase, Carmanhall Road, Sandyford, Dublin 18, and the about page dates the company to 2000.

It is an agency with web design, digital marketing, a booking engine, vouchers, metasearch and payments, so channel management is a side product. The channel page gives no count, price or hosting region, still mentions Smarthotel in two sentences, and the privacy statement dates from May 2018. A 30-minute video call reviews your setup first.

What Net Affinity does well

  • Registration number and Dublin address stated
  • Works with several PMS providers
  • GDS networks named on the channel page
  • Booking engine and vouchers from the same company
  • Free review call before a contract

Where Net Affinity falls short

  • No channel count and no price
  • Leftover product name on the channel page
  • Privacy statement from May 2018
  • Channel management is secondary to agency work

Standout feature. Net Affinity is the only entry run by a marketing agency, and it offers a free 30-minute review of your distribution before any contract.

How do I choose a European channel manager for a small hotel?

Start with the portals you actually sell through and the PMS you already run, because a channel manager is only useful if both connect. List the portals, then check each vendor's stated channel count against that list: Octorate says 160+ channels and partners, Amenitiz 150+ OTAs, WuBook 100+ OTAs plus three metasearch sites, D-EDGE 300+ and Vertical Booking 450+. All five numbers are vendor claims.

Then decide whether you want a connector or a suite. Beds24 and Smoobu are priced as small-property tools, Previo and Amenitiz put reception, payments or website next to the channel manager, and Net Affinity works with several PMS products so that the reception software can stay. A hotel with 10 to 20 rooms and a PMS it likes usually needs the connector.

Which hotel channel managers publish their prices?

Four show amounts. Octorate prints Basic from €8 per room per month, Smoobu prints €28 per month for the first unit and €9.60 for each further one, Beds24 starts at €15.50 per month with the channel manager at €0.55, and Sirvoy offers a €0 plan for one room with Starter and Pro scaling by room count. Previo has a price list in Czech koruna with PRO and LITE versions.

The rest quote. WuBook, Vertical Booking, D-EDGE, Lighthouse and Net Affinity ask you to contact sales, while RoomCloud and Amenitiz did not show subscription amounts in the pages read. Look past the subscription too: Amenitiz states 1.5% plus €0.25 per AmenitizPay transaction, and Beds24 and Sirvoy charge per SMS.

Does a European channel manager keep guest data under EU law?

Every vendor here names a European contracting entity, which is the first test: WuBook Srl in Fano, Tecnes Milano in Milan, Beds24 GmbH and Smoobu GmbH in Berlin, D-EDGE SAS in Paris, Sirvoy Ltd and Net Affinity Limited in Dublin, Amenitiz Solutions in Barcelona and PREVIO s.r.o. in Prague. A contract with them falls under the GDPR directly, and a supervisory authority in the EU can hear a complaint.

The second test, where the servers are, is open for all twelve: the pages read did not state a hosting region for any of them. Ask for the processing agreement and sub-processor list. Lighthouse adds a third point, since its terms follow the laws of England and Wales; EU transfers to the UK currently rest on an adequacy decision.

How do I move from SiteMinder to a European channel manager?

The work is channel mapping. Export your room and rate-plan list, rebuild it in the new tool, and move one low-volume portal first so you can compare three dates against the old calendar. SiteMinder is described as a Sydney-founded, ASX-listed company whose pricing page shows no amounts, so check notice and renewal terms in your own contract rather than assuming them.

Check the PMS link before anything else. Octorate and Beds24 are the choice if you want a cheap connector with a free or open trial, Vertical Booking and D-EDGE if the GDS matters, and Previo or Amenitiz if you are happy to replace the PMS in the same step and remove the integration entirely.

When should I not switch to a European channel manager?

Stay where you are when your PMS, booking engine and revenue tools are tied to the current channel manager and the new vendor cannot show a working connection to each. A switch that breaks the PMS link costs more in front-desk time than the subscription saves. The same goes for a hotel in the middle of a long contract term.

Also wait if your key portal is not on the new vendor's list. The pages we read give channel counts rather than full lists, so ask about each portal by name. A property selling mostly through one portal gains little from a long channel count and should test the single connection in a trial, for example Octorate's 14 days or RoomCloud's free trial.

Do I need a suite, or only a channel manager?

A suite helps when you have no PMS or are unhappy with it. Previo lists reception, housekeeping, a payment terminal and a ScanID app next to the channel manager, Amenitiz adds AmenitizPay, PriceAdvisor and a website builder, and Octorate adds PMS Cloud in its quoted Pro tier. One contract and one login replace several.

A bare connector helps when the PMS is fixed. WuBook sells its channel manager alone or inside Zak, Net Affinity states PMS independence, and Beds24 prices it at €0.55 per month. The trade-off is lock-in: a suite makes later replacement of one function harder, so ask what you can export.

How we selected and ranked these 12 tools

Every tool on this page is in the European Purpose directory, which means the operating company is established in Europe and we have verified that from the company register or the vendor's own legal notice rather than from a marketing page. Tools headquartered outside Europe are not eligible, however good they are.

  1. Feature verification (weight: 40%). We check each capability against the vendor's own documentation and product pages, and record what the tool does rather than what the category is assumed to include.
  2. Ease of adoption (weight: 30%). Integrations, published API access, trial availability and how much configuration stands between signing and a usable result.
  3. Value and transparency (weight: 30%). Published pricing counts in a vendor's favour; quote-only pricing is recorded as quote-only rather than estimated. We weigh what a buyer gets for the entry price, not the headline feature count.
  4. Editorial review. Every page is researched and drafted with AI assistance, and the compliance and pricing claims are checked against the vendor's documentation before it is published under the founder's editorial responsibility. The three weights above decide the order; a position is a ranking against the other European tools in this category, not an absolute score.

Vendor-reported outcomes — ROI figures, margin uplift, time saved — are labelled as vendor claims wherever they appear on this page. We have not audited them, and neither has anyone else who quotes them. Read our full editorial process for how pages are re-verified.

Frequently asked questions

It depends on the criterion. By published entry price, Octorate (Basic from €8 per room per month), Beds24 (from €15.50 per month) and Smoobu (from €28 per month for one unit) are the clearest. By stated reach, Vertical Booking claims 450+ channels and D-EDGE 300+. For a combined PMS and channel manager, Previo, Amenitiz and RoomCloud fit. This directory ranks Octorate first for the visible price and the 14-day trial.

Not as a stand-alone free product in this list. Sirvoy has a €0 plan for one room, but the channel manager sits on the Pro plan, from €44 per month at the default room count. Octorate and RoomCloud offer trials (14 days and a free trial, respectively), and Beds24 has no contract, so you can start small and stop at any time.

Vertical Booking lists GDS access in its CRS, D-EDGE says its extranet reaches GDS and global or local OTAs, and Net Affinity names Amadeus, Sabre and Galileo. RoomCloud lists B2B and GDS channels in its menu. A hotel that sells to corporate travel desks should confirm which GDS codes are supported for its own market.

Only Lighthouse in this list, which is based in London and contracts under the laws of England and Wales. The EU treats the UK through an adequacy decision. The other eleven are established in Italy, Germany, France, Ireland, Spain or the Czech Republic.

Smoobu is built around rental units and prices each one, and Beds24 serves both hotels and rentals in a single account. WuBook mentions holiday homes in its target group, and Sirvoy lists vacation rentals among its accommodation types. Vertical Booking and D-EDGE lean towards chains and larger independents.

They cover the same job, which is synchronising availability and rates between your calendar and the portals. SiteMinder is described as a Sydney-founded, ASX-listed company whose pricing page shows no amounts. Octorate, WuBook, RoomCloud, Vertical Booking, D-EDGE, Lighthouse and Net Affinity list SiteMinder among the tools they replace, and the others replace Cloudbeds, Guesty or Oracle OPERA, as their tool pages note.
