Realworks

Realworks is the estate-agency system most Dutch agents already use, built by Realworks B.V. at Jacob Bontiusplaats 9 in Amsterdam. Its pricing is unusually granular and published on the vendor's own site: CRM Base runs €125 a month excluding VAT and covers relationship management, email, calendar, document management, the RealPrint brochure tool and property management. CRM Pro adds tasks, target groups, purchasing workflows, mailings, RealTransfer and multi-calendar support for €190 a month excluding VAT.

On top of the core CRM, Realworks sells a set of add-on modules — NWWI valuation integration, workflow automation, invoicing, VoIP telephony, new-construction sales and more — each billed separately from roughly €15 to €50 a month, plus a mobile CRM app at €6 per user per month and the Move.nl client portal at €10 per property with a transparent online bidding log.

The product's real strength is not the interface — which is functional rather than modern — but the plumbing underneath it: native connections to Funda (the Dutch listings portal nearly every buyer searches), the Dutch Kadaster land registry, and the paperwork templates the NVM trade association requires for a compliant Dutch transaction.

Realworks is also owned by NVM itself, so the vendor and the trade body its customers belong to are the same organisation, which limits competitive pressure on price and pace of development but also means the product is built exactly around how a Dutch agency actually has to work.

What Realworks does well

• Published, itemised pricing per module rather than a single opaque quote
• Native Funda, Kadaster and NVM-paperwork integration that no foreign competitor replicates
• Move.nl customer portal gives buyers and sellers a transparent, shared bidding log
• Used by the large majority of Dutch estate agencies, so onboarding staff who have worked at another agency is fast

Where Realworks falls short

• Owned by NVM, the trade association most of its customers belong to, which structurally limits outside competition
• The long list of separately priced add-on modules makes the real monthly cost hard to predict from the base price alone
• Interface has moved slowly compared with newer, mobile-first agency tools
• Built specifically for the Dutch market; no relevance outside the Netherlands
