Best for: Small operators who need a flexible booking system for apartments or other rentable units
Planyo is a Swiss online reservation system that happens to handle apartments, rather than a purpose-built vacation rental PMS. It offers a reservation calendar, online booking, invoices, notifications, vouchers, an API, online payments and a multi-language interface, with apps for iOS and Android. The seller is Xtreeme Sagl in Lavertezzo, Switzerland, which sits outside the EU but under an EU adequacy decision.

- Swiss company named on the site
Where Planyo falls short

Business: from €110/month, 31-50+ properties, extra properties €2.2 each, adds multiple users, API, accounting integrations and Smart-ID/Mobile-ID signing. Free plan for one property, no card and no time limit
Best for: Landlords mixing long and short-term lets
AxiRent is a property management system from UAB Terra IT in Kaunas, Lithuania, that treats short-term rentals as one half of a mixed portfolio. Airbnb and Booking.com bookings come together in one calendar via calendar links, with Beds24 supported, a double-booking alert, TTLock door codes for guests, a cleaning plan and guest registration for Lithuanian authorities. The same account holds long-term tenants with leases, meter readings and invoices.
The pricing is the main draw for a small owner: one property is free with no card and no time limit, and paid plans start at €10 a month for two to three properties, scaled by property count. Every plan includes the AI import, photo meter readings and the assistant. Next to Smoobu, Beds24 or Uplisting the entry price is low, although I did not compare their prices here, and the interface is in English and Lithuanian only.
It is also the youngest product on this page, built in 2026, so it lacks the track record and the deep channel-manager connections of Rentals United, Avantio or Smily. If you run dozens of listings across many portals, or need a certified two-way channel API and an owner portal for a large agency, the established names fit better. For a landlord with a few flats let both ways, it is worth a free trial.
What AxiRent does well
- Free for one property with no card and no time limit
- Long-term tenancies and short-term guests in one calendar and one ledger
- Meter readings from a photo and VAT invoices in your own number series
- Database hosted in Frankfurt, with a Data Processing Agreement published
- Per-property pricing from €10 a month, stated on the pricing page
Where AxiRent falls short
- Newest product here, built in 2026, with no long track record
- Airbnb and Booking.com connect by calendar links rather than a full channel-manager API
- Interface only in English and Lithuanian
- Uses non-EU sub-processors such as Vercel and Google Gemini for the app and AI features
Standout feature. One free property and one calendar and ledger for long-term tenants and Airbnb or Booking.com guests.
